Plots at XL Businesspark are issued on a perpetual leasehold basis. XL Businesspark Twente has chosen this leasehold approach for two reasons:
- Financially speaking, it offers companies the following options:
a. to pay the land costs in one go. In that case, there is no difference with ownership from an economic perspective
b. to pay the land costs in 50 instalments. This approach is in effect a loan from the Regionaal Bedrijventerrein Twente (RBT) management organization and is an attractive prospect for entrepreneurs in terms of cashflow (liquidity). Companies pay annual ground rent (annuity), which is linked to the value of the land and a pre-agreed interest rate.
In both cases, the price paid does not exceed the value of the land. Just as with ownership, the leasehold is perpetual and transferable. In the case of it being sold, the owner benefits from any increase in value.
- In conjunction with the leasehold, companies are obliged to become (and also remain) members of the park management cooperative (a kind of owners’ association). It is thanks to the park management cooperative that XL Businesspark is able to manage and maintain the site to such high standards.
